Royex House, London

 

The brief was to manage the structural repair and refurbishment of the common areas and certain tenanted floors. This helped maintain rental income until planning consent for the highly sensitive site (next to the Roman remains of London Wall) was gained

 

Designed by Richard Seifert and opened in 1962, the 19 storey building was finally demolished and the site redeveloped in 2006/7

With each new commission we make a section of our site available for the new project. The Client is given its unique url (address) and it becomes the communication focus for the project

 

As work develops it may include downloadable documents, photographs, links to product websites, draft sketches for approval, contact names and addresses, significant dates etc - basically all of the latest information. For web design commissions the project pages will host the drafts of your site until the design is signed off

  • Harperley Hall, County Durham

    Harperley Hall, County Durham

    This new-build is the first phase of the redevelopment of Harperley Hall - a facility for training Scene of Crime Officers, now run by the National Policing Improvement Agency. Although world class training has been provided on the site for many years, this phase of the redevelopment has replaced the temporary classrooms and outdated hostel block with state of the art teaching and residential accommodation

    The facility was officially opened by the Princess Royal in September 2008 and work has recently completed on the second phase of the redevelopment, the extensive refurbishment of the Grade II listed Harperley Hall itself (to the right on this image)

  • Civic Drive, Ipswich

    Civic House, Ipswich

    This project involved the complete internal refurbishment and reorganisation of this office base for Guardian Insurance, one of two main centres which served the whole of the UK - it was an absolute requirement of the Client that 'business as usual' be maintained throughout the programme

    Although comparatively little major construction work was done to the original buildings, a significant upgrade of all of the service elements was required. Extensive planning and temporary works were needed to ensure that the office moves could take place in as seamless a manner as possible, particularly regarding the IT and communication services. The scheme was successfully completed on time and to budget

  • State Bank of Mauritius, Port Louis

    State Bank of Mauritius, Port Louis

    A joint venture between Guardian Properties and the State Bank, this landmark headquarters building was planned, designed, procured and managed in the UK, with supervision of the construction work being carried out locally. The innovative design included foundations which had to include protection from the sub-surface rain water run-off which regularly floods down from the mountains behind the city during the rainy season

    This project involved the coordination of teams of architects and technicians across three offices in order to meet the required deadlines. Each drawing and specification element was considered during the planning stage and programmed in a detailed progression to ensure that information was available to the Engineers and Quantity Surveyors to tie into their own production programmes

  • Ship Canal House, Manchester

    Ship Canal House, Manchester

    This unusually complex redevelopment required the integration of two of Manchester's landmark buildings (Ship Canal House from 1927 and Atlas Chambers from 1929) with the adjacent Lombard Chambers, together with a full height extension through the middle of the site. All three of the existing buildings were Grade II listed requiring sensitive treatment of all of the facades, main staircase and the period panelled former management suite and boardroom of the Ship Canal Company. The lower structural floors of Atlas Chambers were replaced with two 'floating floors' behind three storey high structural glazing

    The external facades and roof of Lombard Chambers, dating from 1868, were protected and supported whilst the whole of its internal structure was demolished and replaced with a new steel frame and concrete floors. Completion of the project provided almost 10,000 square metres of prime office space in what is probably the most prestigious business location in Manchester

It started in 2003 with our own site (and particularly the implementation of our "current project" pages for sharing information and documents within project teams) but has lead to a number of commissions to produce and manage sites for other organisations.
